What is a home inspection?

A written or computerized report based on an objective visual inspection to determine the overall condition of the property. The report will provide information on major deficiencies, areas of concern and/or items that will affect habitability of the property. Should you decide to purchase your potential new home you will be educated about your new home and how the systems, fixtures and features operate.

With the report, the potential homeowner(s) will be able to make an informed decision regarding the home's purchase.

What homes need to be inspected?

Any home, regardless of age should be inspected. New homes, as well as old homes have defects. Even if no serious issues are found it can provide a peace of mind.

Should I plan to attend the inspection?

It is very highly recommended that you, as well as your realtor/agent attend the inspection. By attending, you will learn about your potential new home as well as receive safety tips on maintenance and safety issues. You realtor/agent can also provide additional guidance during your home inspection. By attending you will also be able to ask the inspector questions and learn first hand about your potential purchase.

If, for some reason you are not able to attend please have representative or agent at the inspection.

Either way, please ensure that all necessary arrangements have been made for the inspector to enter the property. The electricity, water and gas, (as required), should be turned on.

What can I expect during the inspection?

Please expect the inspection to take 2 to 3 hours to complete. During the inspection the inspector will label the plumbing valves in and under the home. Any appliance identified by the Consumer Product Safety Commission that may be on recall will be pointed out.

A number of photos will be taken to document the inspection. Your report will be entered into a computer and printed out for your records.

At the completion of the inspection, you will be provided a CD containing the photos taken (in a JPEG format), a completed report as well as The Homeowner's Handbook. This handbook is a resource that aiding in understanding basic construction of your home, steps you, as the home owner, can take to prevent problems. It will also assist you in developing a schedule for maintenance and identify equipment that can safeguard your family and home.
